Partnering once again with main contractor Ladden Construction, our team successfully delivered a phased, high-specification plumbing and mechanical remodel for 21 luxury guestrooms across multiple floors of the historic Great Southern Hotel in Killarney.
The project demanded precision engineering to seamlessly integrate modern, concealed luxury plumbing technology and high-end fixtures into an active, premium hospitality environment. Working across three distinct room configurations, we executed everything from technical first-fix pipe routing to the second-fix installation of high-end client-supplied sanitary ware.
Our Detailed Scope of Work
Decommissioning & Infrastructure Preparation
Safe Isolation
Disconnected existing water supplies and waste circuits across all designated guestrooms to allow for safe structural strip-outs.
First-Fix Upgrades
Designed and installed brand-new hot and cold water supply feeds tailored to the exact layouts of the incoming luxury fixtures.
Drainage Integration
Supplied and installed all new wastewater circuits, core waste lines and level-access shower gullies and traps, tying them securely into the hotel’s existing core drainage infrastructure.
Isolation Control
Supplied and installed premium lever isolation valves on all individual supply pipework lines, complete with clear commercial labeling for simplified future maintenance.
Luxury Executive Suites
Room Types B, C & C1
Completed the phased fit-out of 11 rooms across floors 2, 3 and 4.
High-End Bath Installations
Plumbed and balanced luxury freestanding baths, integrating architectural wall-mounted concealed tap networks.
Concealed Systems
Installed heavy-duty concealed toilet frames and flush plates alongside modern wall-hung pans.
Premium Showers
Fitted advanced concealed shower valves paired with high-flow overhead rain heads and secondary handheld hose outlets over level-access shower traps.
Vanity Units
Completed second-fix plumbing on wall-hung vanity units, connecting integrated Wash Hand Basins (WHB) with luxury mixers and exposed chrome bottle traps.

Completed the phased fit-out of 5 rooms on floor 4.
Minimalist Finish
Deployed concealed wall frames for sleek, space-saving toilet pans.
Precision Showers & Vanities
Installed concealed rain shower systems and fitted wall-hung vanity mixers complete with architectural chrome bottle traps.

Universal Design Compliance
Supplied and installed specialised Doc M pack toilet and sink networks, ensuring the historic hotel meets modern standards for universal accessibility without compromising on aesthetic quality.
